Thank you to everyone who joined us in person at the Lake Club and virtually on Zoom for our 2022 HOA Weekend Meetings. We covered a wide variety of topics regarding the present and future of our community including some exciting new plans from our Developer, Barbara Salk. Friday Club & Property Meeting with Barbara Salk

  • No raise in club dues this year
    • $445/month per home/lot
  • Progress Barbara and Team have made around property since closing on March 31st
    • Club deck temporarily repaired
    • Broken flagstone in parking lot repaired
    • Bear n’ Bean Café & General Store opened
    • Wooden bridge temporarily repaired

    • Many who live here want to leave a generational legacy at Bear Lake Reserve
  • Lake Club Village Plans – Still in Works, but the General Vision/Ideas
    • “Wellness Villas” to be built at Robinwood (staff parking lot area) – first project to begin
    • Completing Water’s Edge development – no set date
    • Hotel/condo complex to be built on waterfront, next to the Lake Club, dedicated pool included – no set date
    • Lake Club to be remodeled (See more below)
    • Fitness Center & Spa to be upgraded, moved near the villas
    • Additional parking at Lake Club
    • Pool to be cleaned up/upgraded, new pool to be added
    • Deck to be expanded, new Chef’s Reserve space outside

  • Amazing Grace – The Big Idea (not finalized or 100% approved, but a work in progress)
    • Executed LOI on purchase of a portion of Amazing Grace (600 acres)
    • Plan to construct a road leading out of BLR, through Amazing Grace, towards Happ’s Place/Cashiers
      • Top of the mountain to Happ’s Place would take only 20 mins to drive (40 mins currently)
    • Provides secondary entrance/exit

Saturday HOA Master, Cottage, & Villa Meeting

  • Organization Chart
    • 3 committees: Finance, Nominating, and Physical Maintenance
      • Finance: Steve Doerr, Greg Mazza, Jeff Gets, Scott Sport and Gaston Comas
      • Nominating: Justin McLaughlin, John Matheny and David Welch
      • Physical Maintenance: Peggy Taylor, Sonda Frattini, Ed Hess, and Kristin Heath
      • Greg Mazza, Jimmy Adams, Victoria Matheny, and Jim Greenwood have stepped down from their positions and were recognized for their many years of service
    • HOA Manager – Tembo HG (until a new manager is hired)
    • Assistant HOA Manager – Jared Nadeau
    • Field Supervisor – Cristian Sardina
  • After-hours Emergencies
    • Call Greeter’s Cottage, a communications company will direct your call as necessary
  • Maintenance Committee Update: Roads
    • 225 culverts inspected, 80% were clogged
    • Temporary repairs to wooden bridge
    • Working with Physical Maintenance Committee on 10-year road plan
  • Water, Sewer, & Septic
    • Implementing best practices for clearing fields/regular tank pump for cottages
    • Programs to be created during shoulder season
    • Sewer system: upgrades, clearing of overgrowth, computer system replacement to be done
  • Trash
    • Proximity to Panthertown means we need to learn to coexist with the bears
    • Bears will remember where they got food for 10 days – NC Fish & Game
    • Ben Woods of The Trash Company: Only system that will work 100% of the time is a concrete pad with metal, bear-proof container bolted to it
    • Designated, centralized dumpsters as well as trash & recycling center at the Amphitheater to be installed by next season
    • Trash days: Mondays through shoulder season, Mondays & Thursdays during summer
  • Trash Solutions
    • Centralized dumpsters
    • Peanut barrels
    • Highlander 300L
    • Stricter rules on Bearicuda bins: Only put trash out on pickup days, $250 fine
    • Reposition current trash bins, rebuild enclosures to be as tall as the bins
  • Physical Maintenance Recap
    • Major Repairs
      • Landslide on Lake Forest Drive over Pepperbush Road
      • Birdymay Drive repairs along roadside
      • Hedgewood Drive widened, roadside drainage improved
    • Culvert assessment and inspection schedule
    • Gravel added to roadsides to diffuse weight and pressure of vehicles
    • Yellow striping added to roadways
    • Reflectors added
    • Wooden bridge maintenance
    • Budgeting of major repairs slated for 2023
  • Landscaping
    • Improved processes to mitigate challenges faced this year
      • Group A: Handles heavy lifting in all areas, roadsides, common areas
      • Group B: Handles finer details such as planting, pruning, bushes/shrubs, flowers (currently looking at Garden Starts LLC)
      • Communication: All landscapers will check in at Greeter’s Cottage, indicate where they are working that day (allows us to track activity)
  • Finance Committee
    • No dues increased last year, small increase in operating dues this year
      • $28/month increase in master operating dues + $60/month increase in reserve contribution per property + $12/month increase in water = $100/month HOA due increase
  • Service Area Budgets
    • Owners of the 98 cottage properties in the Bear Lake Reserve Owners Association Cottage Service Area will pay an additional $155/month service area assessment​ in FY 2023. This compares to $144/month currently and represents an $11 increase from FY 2022.
    • Owners of the 14 Villas in the Saddle Notch Villas Service Area will pay an additional $280/month service area assessment in FY 2023​. This compares to $268/month currently and represents a $12 increase from FY 2022.
